We are here to flip the rental industry on its head. Historically, tenants have been considered almost "second class citizens". There are commercials and social media posts all over the place that paint this picture that all tenants are, is a headache, that they need to be managed, and that dealing with them is a nightmare you shouldn't try to deal with yourself. However, this is such an extreme generalization, that it has caused very unhealthy behaviors in the industry whereby Property Management companies feel that their success criteria is based on managing those tenants, not accommodating them at the expense of the landlord, managing their expectations instead of doing what's possible to meet them, etc. 


This skewed way of thinking, and the norm that has been created as a result, are just hurting landlords in the end. Dissatisfied tenants are more likely to leave, cause damage to the property, not pay their rent on time, and more. However, these PM companies have even built business models around making profits from these undesirable situations that arise due to favoritism. Tenants leaving early? That's OK. They'll just charge you another fee to find new ones. Damages to your property? That's OK. They'll just keep the security deposit, or even charge your for required legal proceedings to recover your damages, but have ultimately ruined your relationship with those tenants, caused unneeded vacancy where you're not collecting rent, created animosity that's resulted in unnecessary damages to your asset, and more.

Our process is different. We feel that if we shift the focus to communication and collaboration, we can build and sustain connections between landlords and their tenants and act as positive liaisons, alleviating the work and stress involved in dealing with things that come up like repairs and maintenance, the need to get out of a lease early, unexpected damages, and more, while doing so in ways that make both sides of the transaction feel protected, heard, and understood. This creates a positive environment, where tenants are more likely to take care of your property as their own, pay their rent on time, and stay for longer. All good things, if you're a landlord. While there may be many reasons for this which just require direct adjustment, such as overpricing your rental, it being in poor condition and not being desirable to potential tenants, etc., there are strategies we employ to ensure that tenants are kept satisfied, that the lines of communication stay open, and that if the unexpected occurs, you are protected.

This is why we have an industry-first Vacancy Guarantee. If your tenants terminate their lease early, we discount and prorate the acquisition fee normally charged to find new tenants, so that you only pay for the portion of the original acquisition fee not realized. We are not here to make money off others' misfortunes. We are here to keep your property rented, with little or no vacancy throughout the years, thus maximizing your profits.
